TOPOGRAPHIC SURVEYS


A topographic survey locates all surface features of a property, and depicts all natural features and elevations. In essence it is a 3-dimensional map of a 3-dimensional property showing all natural and man-made features and improvements. Specifically, it shows their location, size, height and any changes in elevation.

When to request a Topographic Survey

Topographic surveys, also known as contour surveys, may be required as part of real estate transactions, civil engineering design and construction projects, including:

  • New construction

  • Remodeling projects to existing structures

  • Utility design

  • Road or bridge design or improvements

  • Grading or drainage projects

Topographic surveys are required by many local government bodies to determine the existing conditions and elevations of a site. Together with a boundary survey, topographic surveys are used by architects and engineers to create accurate and appropriate designs based on existing conditions.

Using data from Topographic Surveys

Measurements for topographic surveys are done either with a surveying-quality GPS unit, or with an electronic Total Station instrument. The results of the topographic survey are presented as contour lines on a site map, and can be enhanced by computer software to provide interactive views. Our CAD specialists team are able to input this data to model how the topography may change through planned improvements.

Clients can use topographic surveys to determine and plan features such as drainage ditches, grading, or other features, using the natural landscape as the basis for such improvements. Engaging a professional surveyor to conduct a topographic survey prior to real estate transaction or the commencement or a construction project will ensure that the land's features will be suitable for its intended use. BOUNDARY SURVEYS


A boundary survey is an important component of pre-construction due diligence. The boundary survey establishes the perimeter of a property as it relates to a site's legal description.

Our surveyors will review recorded documents and do a physical inspection to determine the physical boundary of the site. A record of survey will be filed with any relevant agencies as required to help determine if there are any encroachments on or over the site boundary. If this is the case, We can provide the expert services to resolve these issues by establishing an easement or boundary line agreement.

The services of a licensed land surveyor are generally required to conduct boundary surveys.



Who requires a Boundary Survey?

A boundary survey is recommended before buying, subdividing, improving, or building on land. Surveying the parcel before these activities ensures that the expense and frustration of defending a lawsuit, moving a building, or resolving a boundary dispute can be avoided. Determining the location of legal land ownership lines may minimize real estate transactional risk and are required by many title and lending companies to minimize risk of their transaction.

The boundary survey is based on two key components: land records research and a field survey. Document research includes review of available records including title certificates, deeds, part surveys, easements, and subdivision maps. Once the historic boundaries of the property have been identified, the land surveyor will take physical measurements of the site. Both sets of data are then compared to determine if there are any discrepancies.

Property lines as defined in a professional land survey conducted by licensed surveyor become recognized as the legal boundaries of the property.


DGPS SURVEYS


In order to refine the outputs from Satellite Imageries control point data have to be retrieved through DGPS Survey. We shall collect from the client list of points and their locations and plan the DGPS survey. Benchmarks from Survey of India if available shall be provided by client or we will look in to options to extract. We shall field a team of 3 for the survey. The DGPS points to be taken are to be shown in the field to the field team by the client's focal point.


Our GSR shall adopt Static Surveying method while conducting DGPS survey. This method is adopted since it is the most precise GPS surveying technique and provides a high level of precision. Two receivers (one receiver at each point defining the baseline) will be used. The field team will ensure that each receiver logs observations simultaneously from at least four common satellites. Our GSR team will strictly observe each of the control points for 30 minutes per point. The observed coordinates will be processed in the office using Suitable post processing software and coordinates will be derived in latitude-longitude.

We provide processing of the drone data using high end professional photogrammetry software with reports and outputs compatible with cad and GIS software. The outputs of photogrammetry software provided are 2-D orthomosaic, Digital Terrain Model (DTM), Digital Surface Model (DSM), digital elevation model, high resolution contours with overlaid on orthomosaic and 3-D reconstruction of the site. Furthe GIS Photogrammetry outputs are visualise in Auto Cad and digitization, feature marking, boundary drawing and contours on the created map with 5 cm absolute accuracy is done as per the requirement.
